1. What is a Re-inspection? This is performed after repair has been completed by the seller/contractor, and it's purpose is to be certain that the repair(a) has been done and (b) that it has been completed properly

2. Who can be at the inspection? You should be there if you can or if not, your representative should be there. Realtors may wish to be there for the inspection. Some one must be there to let us in and relock the property after we leave. Children should NOT be there. This is a safety concern. They see us doing things like inspecting electrical outlets that they may try to copy.

3. How long does the inspection take? This is governed by the size of the home, the number of stories and the number of problems, but generally an inspection takes between 21/2-31/2 hours.

4. When will I get my report? We will deliver the report and review it with you at the end of the inspection (on site).

5. Who should have a home inspection? (a) A seller who wants to avoid any last minute delays. They can have all the repair work completed in advance so that everything goes smoothly when a buyer is found. (b) Buyers may want to be certain that all items that require repair ar replacement is discovered so they may be considered and handled prior to closing. (c) People who purchased a new home and the builder warranty is about to run out about two months before find all of the problems beforehand. (d) People who are trying to decide if they want to stay in their house and remodel or sell their existing house and buy new.
