Home inspections are visual, are non-invasive or destructive. Your inspector will inspect all mechanical components and systems including various appliances to determine if they are operating as intended. Home inspections include the heating and air conditioning systems, the hot water heater, the electrical system, roofing, foundations and plumbing. The inspector will report on deficiencies and comment on age and or remaining life expectancies. With this knowledge you can make an informed decision about your purchase concerning what items must be repaired or replaced before you close and which items you may choose to repair or improve yourself. Your realtor will be a big help in making these decisions. The bottom line is that you can minimize the risk and proceed with knowledge and confidence in the purchase of your next home!

The sellers advantage is that you may have all of these items taken care of before hand, avoiding difficult deadlines, possible lost sales or renegotiating the price.

Time: Home inspections will take between two and three hours depending upon the size, the number of bedrooms and bathrooms, stories, etc. This will also effect the price of the home inspection.

Schedule: We can do your inspection within 48 hours. Be sure that someone will be there to let us in your home. Also make sure that all utilities are on (electrical & water) so that we can complete the full inspection.

Who Should Be There: If the home is occupied, it is best if the seller leaves for the inspection although we do not require this. We would like you, the buyer, to attend along with your realtor.

Payment: Payment is due upon completion of the home inspection.

Reports: Your inspector will give you a complete written report on site, and we will fully explain all items found to be in need of repair or replacement. We may also, if needed, discuss the magnitude of the cost involved to replace or repair such items. This may help you in your decision making process.

***For out of town buyers who cannot attend the home inspection, we can e-mail reports and photos to you or your representative. If you attend the home inspection and want copies of the photos, we will e-mail those to you at your request.
