Why do I need an inspection on my new home? New homes have problems too. In fact, our experience shows us that problems in new homes are 10 to 1 higher than in used homes. The builder will tell you "Not to worry, we give you a 1 year warranty!", which they do, but you have the "Responsibility of Discovery". With a New Home Inspection, many problems can be discovered and remedied before you are living there, and many problems may be discovered that you would not notice until your warranty runs out, thus saving you the cost of repairing these problems.

First Coast Area Home Inspections offers a single or four phase inspection:

Phase I: To be done before the concrete slab is poured.

Phase II: To be completed before the wallboards go up.

Phase III: To be completed just after the Punch List is completed.

Phase IV: This is the Warranty Inspection which will be completed about 10 months into ownership.
