1. Warranty Inspection: Builders provide new home buyers with a 1 year warranty. About two months before the 1 year warranty expires, the owner should hire a home inspector to find all of the deficiencies in the home so that the builder can make the necessary repairs at their cost, not yours.

2. Re-inspection: We will come back and re-inspect the work that was performed by the builder or repairman to ensure that the repairs were completed and completed properly.

3. Invasive or Destructive Inspection: If a visual inspection cannot determine the exact cause or location, a further-deeper inspection must be done. This requires a signed agreement by the buyer and the seller to cover the extent of the inspection and who will pay for the repairs.

4. Permit Search: Your inspector can research to see if Building Permits have been pulled on past improvements, additions, etc. This can be a very serious problem as local governments can and sometimes do require the removal of un-permitted construction.

5. Additional Out Buildings: Our inspections include one garage, attached or detached. If additional garages or buildings are on the property, we can also include these in our inspection but please inform us of these ahead of time when you call us to set your inspection appointment.

6. Special Items: Other specialty items that are optional are: asbestos, lead paint, Radon gas, water quality testing, septic systems, private wells, pools & equipment, mold & mildew and termite inspections (WDO).

7. Insurance Inspection: Insurance inspections are sometimes called a four point inspection (4 pt.) because if you own an older home or are buying an older home your insurance company may require this type of inspection. The insurance company's are concerned with the condition and operational status of the electrical, heat & AC, roofing and plumbing systems.
