Inspecting the dwelling roof is a major function of the home inspector. The inspector must determine the condition and the approximate age of the roof. The inspector looks for any loose or broken shingles, holes, damage of any kind or build up of debris.

Your First Coast Home Inspector will also look at and evaluate the roof's ventilation, which is critical to the life of the shingles and can also affect the cost of heating and cooling your future home.

The roof will be inspected from inside the attic and outside of the home. Whether the inspector actually gets on top of the roof to inspect or remains at ground level depends on many different factors, however, the roof will be thoroughly inspected!
